We get often asked

How fast can you find me a property?

In average, we find a property for our clients in 7-14 days.

Can I rent a property for a shorter period than 12 months?

Due to strictly regulated rental market, the chances are very small to find a property for less than 12 months.

How many months deposit I need to pay as a foreigner?

3 months. If you have Dutch guarantors or work for a Dutch company, it is 2 months deposit.

I am not in Amsterdam. Can I rent an apartment remotely?

Yes, that is possible. Many of our clients rent a property remotely. We will present you property photos and video to give you a good idea of the property. Everything else can be arranged digitally, including signing of the rental contract.

Do I need to overbid on the asking price of a rental property?

It really depends on the property but if it is necessary, we will help you with the negotiations.

Are there additional costs besides your agency fee?

No, just our agency fee + VAT, that are due to be paid after signing the rental contract.

Can you help me with connecting the utilities?

Yes, we can. Free of charge.

Will it increase my chances of getting an apartment, if I pay my rent in advanced?

It depends on the property. With private owners, it sometimes does increase your chances. But with professionally managed or investment properties, it is not preferred.

Can the rental contract be in the name of a company?

No but we can add the name of your company in the rental contract

Is there VAT in the rent?

No, residential rental contracts are excempt from VAT

Is it ok if my parents pay the rent?

Yes, but in many cases the landlord requires direct debit from a Dutch bank account. So your parents would have to transfer funds to your bank account in The Netherlands.

Can I split the rent with my roommate and pay separately?

That is not possible because you are not renting a room. The payment has to be done fully in one payment every month.

Can I rent a property if I have not find my roommate yet?

Yes, it is possible.

Can you advise me on the moving company?

Yes, we will happily advise you also on local services.

Can I be certain that I get back my deposit?

You can count on getting back your deposit, if you take care of the property. You will get a professional property inspection report before you move in and after you move out.
